Property empowerment deal with CBS kicks off PIC’s national footprint

Following Competition Tribunal approval of the take over this week, the empowerment deal will see CBS delist from the Johannesburg Stock Exchange and the formation of a new board.
The bar has been raised on prime office accommodation in South Africa with the acquisition by the Public Investment Corporation (PIC) of listed property fund CBS which has taken control of the majority of shares. Confidence high as construction rockets ahead

Building confidence in SA rose back to near a record peak in the second quarter of this year, reflecting a boom spurred by public spending and pent-up demand for affordable housing, an independent survey showed yesterday.
The FNB building confidence index rose to 88 points from 87 in the first quarter of this year, edging back towards a historic high of 89 posted in the fourth quarter of last year.Read more

THE income distributions of listed property funds are “about to gush”, particularly those with big exposures to offices and industrial property, according to the latest Rode’s Report from property economists Rode & Associates.
The driver of this expected surge in income distribution will be strong fundamentals.
CEO Erwin Rode says the listed property sector has shown strong distribution growth over the past four years or so but generally this applied to companies and funds with large retail property exposures.Read more
Commercial Rental Vacancies Down

In each of the three commercial property sectors – office, industrial and retail – vacancy rates have fallen considerably and are currently at historically low levels. And this doesn’t look like it will change any time soon.
“There are enormous constraints in construction at present,” says John Loos, property strategist at FNB Commercial Banking, “so I expect these vacancy rates to remain low for many years to come. This implies that rental incomes will rise considerably in future.” Read more

SA Corporate (SAC) CEO Craig Ewin said on Friday that industrial leases concluded in Gauteng and KZN saw rental increases of up to 47%.
