The internal office space will be conditioned by means of ducted split units. The Lessor shall allocate the Lessee an allowance of R650.00 per square meter plus VAT in respect of air-conditioning.
Mechanical Ventilation
Fresh air supply and extraction for the balance of enclosed areas to Municipal regulations.
Smoke extraction to comply with Municipal regulations if requested by the Council.
Fire Fighting
Fire escape, hose reels, sprinklers, extinguishers and signage to comply with Municipal regulations.

24-hour site security.
No burglar bars allowed and internal alarm installations to be arranged by the tenant directly.
Tenant Installations
All extra over costs for tenant’s account shall attract a nominal 10% builders mark-up plus management fees.
All allowances applicable to offices areas only, and exclude ablutions, lobbies and walkways by Black River Park Investments.
Savings on the tenant’s own allowances may be offset against additional tenant requirements, subject to Black River Park Investments prior approval thereof.
