A new prime office block is being built on a high profile site in The Estuaries office park at Century City by the Rabie Property Group at a cost of R65m
The strikingly modern building, designed by Vivid Architects, will have a gross lettable area of just under 4000 square metres and a total of 160 parking bays including 112 basement bays.
It is one of the largest of 17 office blocks which will be built in the prestigious The Estuaries office park which, when completed, will provide a total of 38 000 square metres of offices and represent a total investment of around R600m. The low-rise buildings are orientated around a beautifully landscaped park with water features and a restaurant and positioned in such a way as to ensure all buildings have exposure and/or vistas of the park.
Greg Deans, a director of Rabie Property Group, said construction of their new office block, which started this month, is scheduled for completion by mid-2008. Granbuild have been appointed the main contractors for the building.
The building, Estuaries No 1, fronts onto Century Boulevard, the main thoroughfare through Century City, which makes it ideal for a single user looking to make a high-profile corporate statement.
“However, the configuration of the building makes if highly flexible in terms of division possibilities depending on where the demand in the market is,” he said.
Esteemed neighbours include the new regional headquarters for Liberty Life which are nearing completion across Century Boulevard from The Estuaries.
The Estuaries is being undertaken by 10 different developers and/or owner occupiers who are contractually obliged to complete all work by the third quarter of 2008.
Deans said while the office park allowed for an eclectic mix of architecture, developers had to conform to design guidelines regulating, among other things, sightlines, points of interest to be celebrated, landscaping and pedestrian flows while also maintaining vehicular access control.
Parking, he said, would be plentiful as The Estuaries design guidelines has made provision for on-site parking at a ratio of four bays per 100 square metres of offices. It is also closely situated to a planned new transport interchange system at Century City which will include provision for overflow parking.
